Meeting Notes: February 6th, 2026

Below is the detailed outline of the meeting notes for the most recent HOA Board meeting that took place on February 6th, 2026:

HOA Meeting

  • Date: February 6, 2026
  • Start time: 6:10pm  
  • End time 7:15pm
  • Place: 7432 W Lake Rd, Perrysburg, Ohio 43551.
  • Members in Attendance:
    • President: Jesse Oliver (At Large)
    • Vice President: Tyler Matuszak (Plat Four)
    • Treasurer: Amanda Temple (At Large)
    • Secretary: Kristina Oliver (Plat One)
    • Jon Cypher (At Large)

The meeting started at 6 PM:

 Amanda brought up having a letter drafted for the Lakemount homeowner meeting, being held at the Rossford Recreation Center on March 4,2026 at 6-8PM.

  • Amanda said she would draft it up, and Kristina also said she could do it this week if Amanda needs help.  
  • Jesse, Joe, Jon, Tyler, and Kristina all agreed this would be great to send in the mail, as some residents do not follow the Facebook page to see the information.

We discussed having a management group take over the HOA, as the idea was previously raised at an HOA board meeting. All said that there would be people affected by the dues going from $ 145.00 to $205.00 per year. The board agreed that this was not a viable option and could not be justified, as the amount of work required for the HOA did not warrant bringing in an outside company. We also identified time delays in implementing HOA changes and in sending out due letters. We, as board members, have to be accountable and make more effort to get things done, not make excuses for why we can’t do so in a timely manner.

Amanda was asked what bills she has to pay:

  • Domain and website hosting.
    • Tyler mentioned he is not able to fully edit the Lakemount Web page. We talked about starting a new Domain website that would be more user-friendly, provide full access, and introduce new features for both users and the board. We talked about the domain being paid separately from the Hosting.
  • CWS is the company in charge of the fish that goes in the pond, paid by online bill pay
  • Christerson Lawn care, paid via bill pay
  • Property Insurance,  paid via bill pay
    • (Those bills are emailed directly to Amanda Temple)
  • Bills Paid Via Check:
    • P.O. Box
      • Talked about paying the P.O. Box for the max time allowed.
      • Talked about the Hoa dues coming in the mailbox. Kristina will check the mailbox more often and deposit checks on Wed and Fridays.
    • Property Taxes
    • Amanda is adding Kristina to the bank account.

Jesse brought up the Bridge work:

  • June 12-14, 2026, we will do community volunteer sanding and painting of the bridge. 
  • We discussed how we will keep the sand and paint out of the pond.
    • We will use tarps and attach them to posts to place under the bridge.
  • Joe Jarvis mentioned he had some of the paint, and Sherwin-Williams is where we get the paint and have an existing account. 

We talked about getting a quote for Pond Filtration in case the fish do not clean the algae. That would be for 2027 if the board decided to go that direction.

Kristina brought up that we need to do something for kids and families in the neighborhood. This would get families to get to know one another. We considered having the Kona Ice truck come to our neighborhood. Kristina said she would call to see what the charge would be to have one for an hour or two during the summer

Garbage was discussed at possibly getting a community rate if all 200 homes go with one company.

  • Waste management or Steven’s. Amanda will call get quotes.

Discussed possibly having a garbage can placed at the bridge park, along with a pet stand with baggies for animal waste.  This would be if the garbage company can pick up weekly.

We discussed the need to fill Plats 2 and 3 for representation. The board will bring this up at the community meeting and see if anyone who lives in those plats wants to be on the board.

Amanda asked whether the Pay via PayPal option was added to the HOA dues letter sent out recently. We checked the letter, and verified that paying via PayPal was included. Homeowners can pay that way, or there is a fee to pay through PayPal, or you can write a check.

Jesse motions to adjourn the meeting, Joe seconds the motion.
